    Cosmetic updates within the existing footprint are the most predictable. Moving walls — especially load-bearing ones — brings in structural work, engineering and permits.

    Plumbing and electrical relocation

    Keeping the sink and appliances where they are saves real money. Moving them means opening floors and walls and running new lines.

    Material selections

    Stock cabinets versus semi-custom, laminate versus quartz, standard tile versus large-format — selections routinely swing a kitchen budget more than the labor does.
