What separates a paint job that looks good for a decade from one that peels in two summers is everything that happens before the first coat: washing off the chalk and mildew, scraping loose material back to something sound, filling and sanding, caulking every joint, and priming bare wood and stains so they don't bleed through.

Paint applied over a dirty or damp surface doesn't bond — it sits on top, and the first real winter lifts it. Run a palm down the sunny side of your house. If it comes back dusty, the binder in the paint has broken down and the surface has stopped shedding water.

Walkthrough, colors & written scope
We walk the space with you, note the problem areas, and write down exactly what's being painted — including whether ceilings, trim, doors and closets are in or out.
Protection & surface prep
Furniture moved and covered, floors masked, fixtures removed. Then the real work: wash, scrape, sand, fill, caulk and spot-prime. This is where most of our hours go.
Prime & paint
Primer on bare, patched or stained surfaces, then two finish coats unless the color change is dramatic enough to need more. We don't count a heavy first coat as two.
Detail pass & cleanup
We walk the job with a light, hit every holiday and drip, reinstall hardware and fixtures, and haul out every drop cloth and can. You get the leftover paint labeled by room.

How many surfaces are included
Walls only is one number. Walls plus ceilings, trim, doors, and closet interiors is a different job — we spell out exactly what's in the scope.
Color change severity
Going lighter over a deep red or navy can need an extra coat or a tinted primer. Staying in the same family is faster and cheaper.
Paint grade and sheen
Premium lines cost more per gallon and cover better, wash better, and last longer. On high-traffic areas and exteriors, it's the cheaper choice over time.
Repairs found along the way
