    Green moss or dark streaks up top

    Moss is the number one roof killer in Vancouver. It holds water against the shingle and lifts the edge. Dark streaks are usually algae — less destructive, but a sign the roof stays wet longer than it should.

    Shingle granules in your gutters

    Those little dark grains are the shingle's UV protection washing away. A handful after a new install is normal. Piles of it on a roof past year 15 means the surface is worn through.

    A stain on the ceiling or attic sheathing

    Water rarely enters directly above the stain — it travels along rafters first. That's why a leak needs tracing from inside the attic, not just patching the spot that looks wet.

    Curling, cupping, or missing shingles

    Edges that lift or cup are past their service life and will catch wind. After a windstorm, missing tabs need replacing before the next rain, not next spring.

    Gutters overflowing in ordinary rain

    If water sheets over the front edge during a normal Northwest drizzle, the gutter is clogged, pitched wrong, or undersized. Overflow soaks the fascia and eventually the foundation.

    Your roof is past 20 years old

    Most three-tab asphalt roofs in this climate run 20–25 years. If you're in that range, an inspection now costs nothing and tells you whether you're budgeting for next year or five years out.

    Free inspection & written estimate

    We get on the roof, check the attic where we can, and photograph what we find. You get a written scope with materials named — not a one-line number on the back of a card.

    Materials, color & permits

    You pick the shingle line and color. We order materials, pull the Clark County or City of Vancouver permit, and give you a start date with a weather buffer built in.

    Tear-off & installation

    We strip the old roof, inspect and replace any rotten decking, then lay underlayment, flashing, shingles and ventilation. Most homes are dried in the same day they're opened up.

    Cleanup & final walkthrough

    Magnet sweep for nails, full debris haul-off, and a walkthrough with you before we invoice. The inspection sign-off is our job to schedule, not yours.

    What Affects the Price

    Square footage and pitch

    Steeper roofs need staging and take longer per square. A 12/12 pitch costs meaningfully more to install than a 4/12 of the same size.

    Layers coming off

    One layer of asphalt is a straightforward tear-off. Two or three layers means more labor and more dump fees.

    Decking condition

    We can't see rot until the old roof is off. We quote a per-sheet rate up front so a surprise doesn't become a surprise bill.

    Material choice

    Architectural shingles cost more than three-tab but last longer and carry better warranties. Metal costs more up front and outlives both.

    Penetrations and flashing

    Chimneys, skylights, dormers and plumbing vents each need flashing done right. More penetrations, more labor.

    Gutters and fascia

    If the fascia is soft, new gutters have nothing solid to hang from. We'll tell you honestly whether yours needs replacing.
